Tucked into the Melbourne bayside neighbourhood of Brighton, this penthouse by Joluca Homes reimagines Art Deco for the modern era — a home defined by sculptural form, generous proportions, and the quiet grandeur of two MODE gas fireplaces from Stoke Fireplace Studio.
Designed for both privacy and entertaining, the penthouse moves between bold moments and refined restraint. “The client wanted a luxurious, private penthouse with spacious entertaining areas, bespoke finishes and a rooftop pool and spa,” says Joe Sofra, founder of Joluca Homes.
“Inspired by Mediterranean outdoor living and modern Australian design, we created a light-filled oasis using natural materials and elegant technology.”

The rooftop terrace blends structured planting with relaxed resort-like openness.
A soft, neutral palette forms the base — layered with sage-green marble, glossy indigo, and chrome details. Every line is considered, every surface intentional. Fluted profiles ripple across the kitchen island and bar; geometric patterns hint at Deco lineage without feeling overt.

Glossy indigo fluting and mirrored tile define the bar as a deco-inspired moment — dramatic, reflective, and rich with detail.
“Art Deco is as much about feeling as it is about form,” Joe says. “We made sure the spaces conveyed that refined luxury – inviting, glamorous and unmistakably curated.”
“Every material was chosen not just for visual impact, but for its ability to elevate the everyday – creating a space that feels both indulgent and liveable.”
The Fire as Focal Point
In the main living space, a MODE KS1460 Gas Fireplace sits recessed into curved plaster, mounted on a base of Mont Blanc marble — a centrepiece that feels sculptural and intentional.

Zero Clearance and Flexible Flue technology allow seamless integration of the MODE KS1460 Gas Fireplace into curved architectural forms — performance without compromise.
A second MODE fire anchors a secondary living space, ensuring continuity throughout. “We chose the MODE KS1460 for its perfect blend of aesthetic appeal and functional performance,” says Joe.
“Its flexibility allowed us to position it exactly where it would have the most visual impact. It provides powerful, quiet heat for the open-plan space, with a customisable flame that enhances ambience without interrupting the room’s calm luxury.”

The flush, frameless finish of the MODE KS1460 Gas Fireplace lets the fire speak — no trims, no clutter, just sculptural intent.
The MODE range is designed and made in New Zealand, combining architectural ambition with engineering precision. Its frameless design, Flexible Flue technology, and Zero Clearance rating give architects freedom to incorporate the fireplace anywhere — even into curved or non-standard walls.

Sage-green marble and soft fluting define the kitchen island — a sculptural centrepiece that brings calm luxury and Art Deco rhythm to the heart of the home.
Built on Partnership, Defined by Detail
For Joluca Homes, that flexibility was essential — but so was the process behind it. “Working with Stoke was seamless and collaborative,” Joe explains. “Their expert advice on finishes, proportions and installation ensured a functional and beautiful result."
“More than a supplier, Stoke acted as a true design partner, elevating the project.”
The result is a home that balances indulgence with restraint — every detail crafted to feel both luxurious and lived in. And at its heart, the fire holds space.
